How It Works

A partnership built around your results — not our deliverables.

From kickoff to launch and across every community after, HomeGyde is built to get you to the result you want — with less time, less effort, and less risk than going it alone.

Same team. Same system. Skin in the game.

What This Means

Three things set this apart.

Most marketing vendors deliver a project, hand you the keys, and disappear. We work differently — because turning traffic into signed agreements is the work, and it never really stops.

Pillar 1

A system that compounds.

The infrastructure you build for your first community becomes the foundation for every community after. Your CRM stays integrated, your workflows stay configured, your team stays trained, and your team's insight about what actually drove conversions carries forward — so community #2 starts with a year of data instead of a blank slate.

Pillar 2

A team that stays.

Same team from kickoff through every quarter after launch. The people who built your system are the people optimizing it with you. No handoff to a separate "customer success" team. No re-explaining context to new account managers six months in.

Pillar 3

Skin in the game.

A portion of our compensation is tied to homes selling firm. Most vendors get paid the same whether your community sells out or sells nothing. We don't. When you win, we win — and that's the reason we work the way we do.

Phase 1

Pre-launch.

The kickoff: alignment, not a homework list.

The first meeting is a project plan review — tasks, start and end dates, key milestones, and resource assignments. The goal is making sure everyone is aligned on the work-back schedule, not handing your team a giant list of things to deliver immediately.

We also establish a clear communication channel — typically Slack — so day-to-day questions don't sit in inboxes. From there, weekly meetings keep the project moving without overwhelming you.

Two tracks. Running in parallel.

Most vendors build marketing collateral, then build the system, then integrate them — a sequential timeline that doubles the wall-clock time. We run both tracks at once, so the system is ready when your collateral is.

Track A · ~3 months

Marketing collateral.

 • Renderings
 • Videos
 • Virtual model homes & tours
 • Kitchen and bath visualizers

Timeline depends on the scope of work and how quickly finish selections and design decisions get finalized.

Track B · in parallel

HomeGyde system.

 • Website + touchscreen application
 • Interactive site plan and floor plans
 • Branded Google Maps + amenity layer
 • Deep CRM integration
 • Marketing and sales workflows
 • Analytics + admin dashboards
 • Initial blog content for nurture campaigns

Once collateral is ready, the interactive pieces — kitchen visualizers, virtual tours, finish-swap experiences — plug into the system that's already running. That integration step typically takes under a month.

A checklist we track for you.

You'll know exactly what we need, when, and in what format. A structured project information checklist tracks every architectural file, finish reference, and brand asset — so nothing gets lost in email threads and your launch schedule never slips because of a missed item.

We track the status on our side. Builders are too busy to maintain trackers — they shouldn't have to. Our team keeps it current so you always know what's outstanding without having to manage the document yourself.

— Project Information Checklist

The final two weeks. Testing and training.

Before launch, we reserve two weeks for testing every flow and training your marketing and sales teams on how to use the system day-to-day. By go-live, your team isn't learning the platform — they're already running on it.

Phase 2

Launch.

— Live on Launch Day

Marketing nurture email workflows
Sales follow-up sequences (email + text)
Interactive site plan + floor plans
Virtual model home tours
Kitchen + bath visualizers
Touchscreen experience in the sales center
CRM fully integrated and capturing leads
Analytics dashboards capturing every touchpoint

Every change you make later — to copy, layout, content, or pricing — applies across the website, mobile, and touchscreen experience automatically. One change. Everywhere.

Phase 3

Optimization.

From weekly to bi-weekly.

Weekly meetings during pre-launch focused on getting everything ready. Once you're live, the focus shifts. Building is done. Optimizing has just started.

By mutual agreement — when weekly is no longer needed to drive results — we transition to a bi-weekly cadence. Same team. Same Slack channel. Different conversation.

What every meeting looks at.

Each meeting reviews the data, surfaces hypotheses, and turns them into action items. The system updates between meetings — and the impact gets measured at the next one.

 • Lead volume and source attribution — which campaigns are actually producing registrations, appointments, and sales (not just clicks).
 • Conversion across the funnel — visits → registrations → appointments → signed agreements, with drop-off identified at every step.
 • Page-level conversion attribution — which pages and floor plans were visited before each registration, so you know which content is actually driving action.
 • Heatmaps — where buyers spend time, where they click, where they trip up.
 • Current priority — pre-sell more units? Hold off and build? Sell down inventory? The system gets tuned to whatever your strategy is this quarter.

— A Concrete Example

"30 registrations over a period. The kitchen visualizer was used by 28 of those 30 before they registered."

That's not a vanity number — it's a signal. Promote the kitchen visualizer harder. Make it the first thing a visitor sees. Build campaigns around it. Most marketing platforms tell you click-through rates. We tell you which specific pages led to actual signed agreements.

You own the marketing. We support it.

You have full visibility into every metric, every report, every dashboard. The marketing decisions are yours. The sales decisions are yours.

When you want a second perspective, we bring what we've learned from dozens of community launches — what has worked, what hasn't, and where the tradeoffs usually fall. Whether you use that as a sounding board or a starting point is up to you.

Some clients lead the analytics review themselves and use us as a sounding board. Others lean on us to surface patterns and bring options. Both work. The mix often changes as the relationship deepens.

Full control, when you want it.

Your team has full admin access to the system. You can update lot availability, view registrations and inquiries, edit any page on the fly with a built-in WYSIWYG editor — add sections, delete them, rearrange them. Clients regularly publish their own blog posts, upload their own videos, and build their own analytics dashboards without any handoff to our team.

We handle the technical foundation — hosting, software development, interactive components, CRM integration, the touchscreen application. You handle the marketing. Or hand it back to us when you'd rather we drive. The system is the same either way.

Phase 4

Scaling across your portfolio.

1

The infrastructure is in place.

CRM integration is live. Marketing email workflows are configured. Sales follow-up sequences are running. The website framework, touchscreen application, and analytics infrastructure are already built — they just need a new community to serve.

2

Pages copy and paste.

Your best-performing landing pages can be duplicated into the new community with one click — then tweaked for the new brand, location, and floor plans. What took weeks to build the first time takes hours the second time.

3

Your team is already trained.

Marketing and sales know the system. They know how to read the analytics, make edits, and interpret the data. No retraining. No relearning. Just the next launch.

4

Your insight carries forward.

The ads that drove signed agreements last time can be redeployed. The pages that converted best last time can anchor the new community. The buyer journey patterns that worked carry over. Most marketers know clicks and registration rates. You know what actually drove revenue at every step of the funnel — and you carry that knowledge into every launch.

A word on the limits of reuse.

No two communities are identical. A new project in a different town, selling a different product to a different target market, won't see the same return on every reused asset. Markets shift. Mortgage rates move. The ads that worked in one community may not work as well in another.

But the framework reuses. The team is already fluent. And you start community #2 with a year of data instead of a blank slate. That's the compound.

The Team

The same team, every quarter.

Builders hate switching people and re-explaining everything every time. So we don't switch them. The team that builds your system is the team optimizing it with you twelve months later.

Strategic Lead

Marketing & sales strategy.

Owns the conversation about your priorities — pre-sales, inventory, market positioning, campaign mix. Translates your goals into the system changes that drive them.

Software Lead

System, integration, infrastructure.

Owns the HomeGyde platform — configuration, CRM integration, interactive components, hosting. Handles every technical request through Slack so you don't wait for tickets.

Production Lead

3D & marketing collateral.

Owns the renderings, videos, virtual model homes, and visualizer experiences. Coordinates with your architectural and design teams from kickoff through every iteration.

A small, dedicated team that knows your communities — instead of a rotating cast of account managers who don't.

Skin In The Game

When you win, we win.

Most vendors get paid the same whether your community sells out or sells nothing. We don't.

A portion of our compensation is tied to homes selling firm — so we're invested in your conversion results, not just our deliverables. That's the reason we work the way we do: same team, every quarter, refining the system around what's actually moving the needle.

What This Means For You

Less time. Less effort. Less risk.

Reaching your sales targets is hard. We're not going to pretend otherwise. But the system, the team, and the model are all built to make it as fast, as light-touch, and as low-risk as a partnership can be.

Less time.

Parallel tracks during build. A system that converts from day one. Every community after the first launches faster than the one before it.

Less effort.

We track the checklist. We coordinate the integrations. We handle the technical work. You stay focused on the marketing decisions that actually need your judgment.

Less risk.

A team that's been through dozens of launches. A system that compounds across your portfolio. And compensation tied in part to homes selling firm — so we're invested in the outcome, not just the deliverable.

Marketing should be hard work — not a hard relationship.
